Car Park Cleaning Cardiff
A car park is judged in the first ten seconds of a visit and cleaned in the hours when nobody is parked. The hard part is the water, not the dirt.

The considered car park cleaning process
Decks, bays, stairs and lobbies are four different problems
- Surface bays collect oil drips, leaf mulch and moss along the edges and islands.
- Multi storey decks carry tyre rubber and dust, and the run-off cannot simply go over the edge or down an open drain.
- Stairwells and lift lobbies are usually about odour and staining rather than dirt, and they need a different chemistry.
- Ramps and pedestrian crossings are the slip-risk areas and the ones an auditor looks at first.
The run-off question on a multi storey
On an upper deck there is nowhere for water to go except the deck drainage, which on many car parks runs to surface water. That means the wash water has to be contained and recovered rather than chased towards a gully. We plan this before quoting: where the falls run, which outlets can be blocked, and how the recovered water leaves site.
It is also why we ask about the deck waterproofing. Some older decks have a coating that high pressure will lift, and finding that out with a lance is expensive.
Keeping the car park open
Almost nobody can close a car park for a day. We work in sections, usually with your coning and signage or ours, taking a bay run at a time and moving as spaces free up. For retail and hospitality that normally means overnight; for an office park, a weekend.
Line markings and signage
Tired thermoplastic markings can lift under pressure, so where the paint is at the end of its life we clean around it and tell you rather than taking it off and leaving you a re-lining bill. If markings are due for renewal anyway, cleaning first and lining after is the right order and we will say so.
Cleaning without closing the car park
Almost nobody can lose their parking for a day. We work a bay run at a time behind coning and signage, moving as spaces free up, so the car park stays open throughout. For retail and hospitality that is normally overnight; for an office park, a weekend.
Deck drainage on an upper level
This is the part that catches people out. On an upper deck the water cannot go over the edge and cannot simply be pushed to the nearest outlet, because most deck drainage runs to surface water. It has to be contained and recovered, so before quoting we work out where the falls run, which outlets can be temporarily blocked and how the recovered water leaves site.
Deck coatings and line markings
Some older decks carry a waterproof coating that high pressure will lift, and tired thermoplastic markings come away with it. Finding either out with a lance is expensive, so we establish what the deck finish is first, and where markings are at the end of their life we clean around them and tell you rather than handing you a re-lining bill.

Frequently asked questions
Can you clean a multi storey without flooding the lower decks?
Yes, but it has to be planned. On an upper deck the water has to be contained and recovered rather than pushed towards a gully, so we work out the falls, the outlets and how the recovered water leaves site before quoting.
Will cleaning remove our line markings?
It can if the thermoplastic is at the end of its life. Where we can see that, we clean around it and tell you, rather than taking it off and handing you a re-lining bill.
Do we need to close the whole car park?
No. We work in sections with coning and signage, taking a bay run at a time and moving as spaces free up. Most sites stay open throughout.
Can you deal with the smell in the stairwells?
Yes. Stairwells and lobbies are an odour and staining job rather than a dirt job, so they get different chemistry and, where it is needed, a sanitising treatment rather than just a wash.
Do we need to close the car park?
No. We work a bay run at a time behind coning and signage and move as spaces free up, so it stays open throughout.
Will you damage the deck waterproofing?
Not if we know it is there. Some older decks carry a coating that high pressure lifts, so we establish the deck finish before choosing the method.
Do you provide RAMS and insurance details?
Yes. A method statement and risk assessment for the specific job, plus our insurance details, before anyone comes to site.
Can you quote from photographs?
For a small or simple site, often yes. For anything with height, traffic management or drainage complexity we would rather walk it with you, because those are the things that change the price and the method.
