Pressure Washing across the Vale of Glamorgan for Patios, Driveways & Rooflines

Longer drives, bigger yards, different maths

In Cardiff a typical job is twenty to forty square metres of block paving, done before lunch. The Vale changes the numbers. A farmhouse at Llancarfan can have three hundred square metres of concrete apron before you count the approach. A barn conversion near Bonvilston carries more roof and guttering than three city semis. Some properties here sit behind a five-bar gate at the end of a track, so tell us the distance from the road to the house and we will bring enough hose.

The surfaces that dominate out here

Cardiff work is mostly block paving and the odd sandstone patio. The Vale gives you a wider spread, and the method has to change with each one.

• Poured concrete. Farm yards, garage aprons and 1960s drives around Dinas Powys, Wenvoe and Sully. Porous, lichen covered, and the surface that changes most once it is cleaned.
• Lias limestone flagstones, steps and garden walls. Soft and lime rich, which is exactly what lichen wants, so low pressure and patience.
• Gravel, which cannot be jet washed at all. We clean the concrete edging, the turning circle and the path, then treat the weeds coming through the stone.
• Tarmac on long rural drives and the older estates at Boverton and Cadoxton. It goes green before it goes dirty and sheds chippings under a full lance.
• Block paving at Rhoose Point, Cowbridge and Llantwit Major, which needs kiln-dried sand brushed back into the joints afterwards.
• Indian sandstone and riven concrete patios, where the problem is black spot lichen rather than dirt.

Why the Vale grows more green than the city

The first reason is the ground. This is limestone country and lichen thrives on lime rich surfaces. Lias flagstones, lime mortar joints, stone walls and old concrete all give it what it wants, which is why a Vale patio can look worse at three years old than a Cardiff one at eight.

The second is shelter. City surfaces get wind and sun and dry out between showers. Vale lanes are hedged high and many houses sit in a dip. Anything north-facing under a hedge at Llanblethian or Peterston-super-Ely stays damp from October through to April, and damp is all algae asks for. Beech and sycamore feed it and block the gutters at the same time.

Salt, sand and the coastal strip

From Sully and Lavernock through Rhoose, Aberthaw, Llantwit Major and Marcross to Southerndown and Ogmore-by-Sea, the weather arrives off the Bristol Channel with nothing in front of it. Salt film builds on seaward walls and holds moisture against render and uPVC, leaving a grey haze that people read as dirt. Fresh water and a soft wash lift it. Gull mess is acidic and marks painted render and conservatory roofs if it is left to sit. Houses on that strip need doing more often than the same house sheltered inland at Cowbridge.

Render and old stone: soft wash, not pressure

Lime mortar, lias rubble stone and old lime wash in the Cowbridge, Llanblethian and Llantwit Major conservation areas do not survive a lance. High pressure strips pointing out of a wall in seconds and leaves you a stonemason's bill. Modern silicone render on the newer houses at Rhoose Point and St Athan is no tougher, and K Rend marks permanently under a jet. All of it gets soft washed instead. Low pressure biocide, a dwell time, then a rinse at roughly garden hose pressure. The biocide carries on working for weeks after we have packed up, so the wall keeps clearing.

House washing, decking and fences in open gardens

A house wash covers the render or brick, the fascias, soffits, downpipes and frames in one visit, which suits a detached property with four elevations to keep on top of. Timber suffers out here. Fences and decking at Wick, Rhoose and St Brides Major green up fast because nothing breaks the wind or the rain off them. Softwood decking gets low pressure and work along the grain, or the fibres raise and it dries fluffy.

Roofs, gutters and solar on rural properties

Rural roofs collect more than city ones. Overhanging trees fill the gutters twice a year and properties near livestock carry heavier moss. We see slate on the older stone houses, concrete interlocking tiles on the post-war estates at Boverton and St Athan, and pantiles on barn conversions. Moss on concrete tiles lifts at the edges, holds water against the tile, then washes down and plugs the gutter outlet.

We clear guttering from the ground with a vacuum pole and camera, which suits properties with soft verges and nowhere safe to foot a ladder, and hand wash the fascias and soffits while we are there. Solar panels are common on Vale barn and farmhouse roofs, where salt film and bird mess cut output, so those get pure water and no detergent.

Water, drains and septic tanks

A pressure washer draws water the whole time it is running, somewhere between eight and fifteen litres a minute depending on the machine. Plenty of Vale properties run off a bore hole, a shared supply or a long mains run, and an outside tap that fills a watering can slowly will starve it, so we carry a tank. Many villages have no mains sewer either, so runoff goes to a soakaway, a ditch or a septic tank. We use biodegradable products, keep concentrated rinse away from tank lids, and steer runoff to a hard drain or the field edge.

How a job in the Vale runs

2. A look at the property. Anything over roughly a hundred and fifty square metres, anything stone or listed, we would rather see first. We measure, check the joints, find the taps and the drains, and tell you what will not come back. Cement splash on lias rarely lifts fully.
3. Setting up. Windows and doors shut, furniture moved, airbricks and vents covered, planting sheeted where the spray will carry, gates closed behind us if there is stock or a dog on the property.
4. The clean. Rotary surface cleaner on flat concrete and paving so there are no stripes, a lance for edges and steps, soft wash for render, roof and stone. Hot water for diesel and engine oil on yard concrete.
5. Sand, sealant and weeds. Kiln-dried sand brushed back into block paving joints the same day. Sealing only if you have booked it, and only once the surface is properly dry, which means a settled dry spell rather than a dry afternoon.
6. Walk round before we leave. We rinse the lane frontage down, take the after photos and go round the job with you. Anything not right gets put right while we are still there.

Farms, holiday lets and commercial work

A good share of our Vale work is not domestic. Yard concrete, machinery hardstanding, silage aprons and parlour approaches, which want hot water rather than more pressure. Holiday cottage and caravan turnarounds along the coast at Llantwit Major and Ogmore-by-Sea, usually booked into a tight window between guests. Pub gardens, village halls, golf club paths and shop fronts. Graffiti removal on brick, render and signage, with an anti-graffiti coating afterwards if the same wall keeps getting hit.

We work out of our base in Cardiff. The A48 through St Nicholas and Bonvilston to Cowbridge takes about twenty-five minutes. The A4226 Five Mile Lane past Cardiff Airport to Rhoose and Llantwit Major is nearer thirty-five. Marcross and Southerndown are closer to forty-five, and the far end of the county is not charged any differently.
