Why Penarth grows green faster than inland Cardiff

Penarth sits on a headland above the Bristol Channel with nothing between it and the weather. The prevailing wind arrives from the south west off open water, carrying salt and moisture over Penarth Head, the Esplanade and Cliff Parade before a single building slows it down. Salt holds damp against a surface long after the rain has stopped, and Cardiff and the Vale take over a metre of rain in a normal year. Keep a damp film on render, slate and paving and you have close to perfect conditions for algae, lichen and moss.

You can read it in the pattern of the dirt. Seaward elevations green up first, usually as a thin even film rather than patches. Welsh slate picks up grey and black lichen spotting, worst on the north-facing pitch that never dries out. Block paving joints pack solid with moss inside two or three winters. Front steps running down towards the Esplanade go slick underfoot, and that is usually the point people ring us.

The houses we actually clean in Penarth

Most of the town was laid out from the 1860s onwards, when the dock and the coal trade paid for it, and the housing stock still shows it. Large bay-fronted Victorian and Edwardian villas on Plymouth Road, Stanwell Road, Westbourne Road and Victoria Road. Painted stucco and render over solid walls. Pennant sandstone with lighter dressings. Welsh slate roofs. Tessellated tile paths at the front door. Then a belt of interwar semis in pebbledash around Lavernock Road, Cornerswell Road and Redlands Road, with Tyrolean render on plenty of the later ones. That mix decides how much pressure anything gets. A 1970s concrete drive in Cogan will take a rotary surface cleaner at full working pressure all afternoon. An original tessellated path on a Plymouth Road villa will not: the softer tiles pit and break up, the lime pointing washes out, and you cannot buy those tiles back. Render, painted walls and soft washing

Render work in Penarth is mostly soft washing rather than pressure washing. We apply a low-pressure biocide solution that kills the algae, lichen and moss instead of knocking the top off it, let it dwell, then rinse at a pressure the coating can take. The growth carries on dying back for days, so the wall keeps improving after we leave. High pressure does the opposite: it strips paint, opens hairline cracks, drives water into a solid Victorian wall, and leaves lance stripes across a through-coloured system that never blend out. Driveways, patios and Penarth's slopes

The streets dropping from Penarth Head down to the Esplanade are steep, and so are plenty of the driveways off them. That changes the job. Everything the clean lifts wants to run downhill: moss, algae and the sand out of the joints, heading for a neighbour's gate or straight onto the road. We work from the top down, hold the run-off at the low end, and clear the slurry before it dries to a grey film on the pavement. On a fall we also run the surface cleaner across the slope rather than with it.

Block paving loses jointing sand when it is cleaned. No method avoids that, so the fix is putting it back: fresh kiln-dried sand brushed in once the surface has dried, which stops the blocks rocking and slows the moss returning. Sealing earns its keep here more than it does inland, because a sealed drive sheds the salt film and wind-blown grit Penarth gets all winter and the jointing sand stays put instead of washing out in every storm. On concrete, including garage aprons and the parking bays around the Marina, we can bring hot water where oil and traffic film have soaked in.

2. Test patch and access check. On the day we test a small area out of sight to set the pressure, then check where the water comes from, where it goes, and whether the van can get close on a narrow Victorian street.
3. Protect the property. Plants soaked with clean water, door seals, vents and electrics covered, anything on the seaward side that catches spray moved or sheeted. On a slope we check what is downhill of us first.
4. Clean by surface, not by habit. Hard paving gets a surface cleaner at a pressure matched to the material. Render, painted walls, roofs and fragile detail get soft washed. One house often needs both, so we change kit rather than compromise.
5. Rinse, resand and reinstate. Edges finished by hand, block paving resanded once dry, slurry cleared off the road and pavement, and gutters checked for anything a roof clean has washed down.
6. Walk round with you. We go over the job with you before loading up. Anything that needs a second pass happens then, not on another visit.

Roofs, gutters, fascias and soffits

Penarth villas are tall and many still carry original Welsh slate and cast iron rainwater goods. We do not walk those roofs. Victorian slate is thin, the nails are old, and one boot in the wrong place cracks three slates and starts a leak that costs more than the clean. Moss is treated from the ground with a long-reach lance and a soft wash mix, then dies back and weathers off over the following weeks. Gutters are cleared with a vacuum on carbon poles, with camera footage so you can see what came out. Near the seafront that is usually gull mess and nesting material as well as moss.

Fascias, soffits and uPVC bargeboards are washed with a soft brush head. Pressure on its own leaves green in the grain of the plastic and forces water behind the boards. On a three-storey house that work runs off poles wherever it can.

Decking, fences, conservatory roofs and solar panels

Timber decking around the Marina goes slippery quickly in this air, and it is the surface where too much pressure shows immediately: the soft grain washes out and the boards furr up. We clean it at low pressure, working with the grain, and let it dry before anything goes back on it. Fence panels get the same treatment. Conservatory roofs are washed from above with a pole, and the box gutter between the conservatory and the house is cleared at the same time, because that is where they nearly always leak. Solar panels here pick up salt film and gull droppings faster than panels in Cyncoed, and both cost you output.
