What the Vale climate does to Cowbridge surfaces

Cowbridge sits low in the Thaw valley, twelve miles west of Cardiff, on limestone ground with the Bristol Channel a few miles south. Mild wet winters, roughly a metre of rain a year, and valley mist that hangs about long after sunrise. Between November and March nothing here gets a proper dry spell, and a surface that stays damp will grow something. That is why exterior cleaning in this town is a repeat job rather than a one-off.

The growth splits three ways. Green algae takes the shaded north and east elevations, and the south-west faces that catch wind driven rain off the Channel and never dry out. Black spot lichen goes for sandstone and limestone paving. It roots into the surface instead of sitting on top of it, which is why a lance only polishes it. Orange and yellow crusty lichen builds up on limestone copings, wall heads and ridge tiles, usually where birds perch. Moss owns the north pitch of every slate roof under a canopy.

Driveways and patios: what pressure washing Cowbridge homes involves

You do not get the wall to wall block paving here that covers a 1990s Cardiff estate. Around the conservation area and the lanes off Church Street, gravel and limestone chippings dominate, because that is what suits a period frontage. Gravel cannot be pressure washed. On a gravel drive we clean the kerbs, thresholds, edging and any flagged parking bay, treat the weed growth and leave the loose stone alone. Re-dressing gravel is a landscaper's job and we say so rather than churn your drive into mud.

Where there is hard surfacing, it is usually one of these, and each wants a different machine and a different pressure.

• Old lias and York stone flags in courtyards and side paths, bedded in lime mortar, cleaned at low pressure so the joints stay put
• Indian sandstone patios laid in the last twenty years, where black spot needs a dwell treatment rather than more pressure
• Imprinted concrete drives from the 1990s onward, where the fault is usually a milky, flaking sealer that has to come off before any new coat goes on
• Block paving on the newer builds off Broadway, Aberthin Road and around the Verlands, cleaned, re-sanded with kiln dried sand and sealed if you want it
• Gravel and chipping drives, edges and thresholds only, with the weeds treated
• Concrete yards, garage aprons and farm hardstanding out in the villages, oil staining included
• Steps and stone thresholds, the slip risk everyone leaves until somebody goes over on them

Lime render, limewash and period stonework

This is what separates a Cowbridge job from a normal one. Much of the town is soft: blue lias rubble with lime mortar joints, lime render, limewash and painted frontages along High Street, Eastgate and Westgate. Lime is meant to be permeable so the wall can dry outwards. Put a 15 degree nozzle on it at full pressure and you are not cleaning it, you are eroding it. Render comes away in patches, joints open up, and water sitting in an open joint costs far more to put right than the clean ever cost.

So on period fabric we do not pressure wash at all. It is soft washing: low pressure, a biocide chosen for the substrate, proper dwell time and a gentle rinse, with the growth dying back over the following weeks rather than disappearing in an afternoon. On limestone and limewash we keep hypochlorite mixes weak and pre-wet heavily, because bleach on soft stone leaves salts and staining that look worse than the algae did. A test patch out of sight comes first, every time.

The middle of the town is a conservation area and a great many buildings in it are listed. Routine washing is not usually consent work, but abrasive or chemical cleaning of historic fabric can be, and the conservation team at the Vale of Glamorgan Council are the right people to ask before anyone touches a listed frontage. If a frontage genuinely needs a superheated steam system to be cleaned safely, we will tell you that rather than take a chance with your wall.

Modern render on the newer builds

Not everything in CF71 is two hundred years old. The estates on the edge of town and the newer houses towards Aberthin and Ystradowen are mostly silicone render or a thin coat system such as K Rend, and that is a different job again. Still soft washing, still no pressure lance, but the dilution changes and the result is quick. A pale gable gone green on the sheltered side comes back to its proper colour. Where render has been coated in plastic masonry paint we flag it first, because that sort of coating traps moisture and can flake once the growth under it lets go.

Roofs, gutters and the tree problem

There are a lot of mature trees in and around the town. Good for Cowbridge, hard on roofs. Welsh slate under a canopy grows moss on the north pitch, the moss washes into the gutter, the gutter blocks and the water runs down the wall instead of the downpipe. We never use high pressure on slate. It cracks and lifts slates, forces water under the laps and strips mortar from ridges and hips. The job is careful scraping, clearing the valleys and hoppers, then a biocide treatment that carries on working for months.

Guttering here is mixed. Cast iron ogee and half round on the older houses, often with lead valleys and hopper heads, and standard uPVC on the newer estates. We clear both from the ground with a vacuum and poles wherever the run allows, which keeps ladders off soft render and off the top of a lias wall, and we photograph the cleared run so you can see it is empty. Fascias, soffits and bargeboards are washed by hand. Painted timber gets a soft clean, not a blast that takes the paint with it.

2. Survey and test patch. Substrate, mortar, joints and drainage get checked before anything gets wet. Then we run a small test area out of sight, so you can see the method and the result before we commit to a whole elevation.
3. Protection. Plants soaked with clean water and sheeted, air bricks, cellar lights and open joints covered, cars moved. Near the High Street it also means agreeing where the hoses run and keeping the pavement clear while people are shopping.
4. The clean. Method by surface, not one setting for the whole property. Hot water and a rotary flat surface cleaner on concrete and block paving, low pressure and biocide on render, stone and roofs, even passes so you get no tiger stripes.
5. Finish and walk round. Block paving re-sanded with kiln dried sand, sealing only after a few dry days, drains flushed and arisings cleared. Then we walk it with you before we load up, so anything missed gets sorted there and then.

Gardens, decking and the plots behind the High Street

The long narrow gardens running back from the High Street are medieval burgage plots and they are still laid out that way, which makes access the first thing we plan. We work from the rear lanes or run 60 to 100 metres of hose from the nearest tap, and where there is no usable supply we agree the water at the quote stage rather than on the morning. At the far end there is usually a shaded patio, a fence gone black and decking that is dangerous when wet. Timber decking is cleaned at low pressure along the grain, never across it.

Shops, pubs and commercial cleaning in town

Commercial work here means shop fronts and canopies along High Street, Eastgate and Westgate, pub and restaurant terraces done before the season starts, bin stores, chewing gum on pavements, forecourts and stairwells. We work early or after close so nothing interferes with trade. Graffiti is rarer in Cowbridge than in the city, but on stone it wants a solvent and patience rather than pressure, with an anti-graffiti coating afterwards if the same wall keeps getting hit. Our hours are 7:00 to 21:30, seven days a week.
